From its humble beginning in the late 1980s when the seniors housing market was it its infancy, Watermark is now recognized as the sixteenth largest operator in the U.S. Three decades of steady, sustainable growth have been fueled by Watermark’s commitment to excellence and a vision to create extraordinary communities where people thrive.


Each year in the U.S. and abroad, more investors recognize senior housing as a prudent investment with incredible opportunity for growth, particularly when communities are managed with experience, efficiency and integrity. Watermark’s services are increasingly sought out by investment partners and operations are expected to continue to grow steadily in the coming years. However, plans to grow operations in the U.S. are just part of the future for Watermark.


It has been said that the current state of senior housing in China can be compared to the late 1980s in the U.S. – the precise time Watermark entered the industry. This, combined with the outcomes of the “one child” policy, has created market conditions unlike any the seniors housing industry has ever seen. Watermark began exploration of the China market in 2011 with a strong desire to share best practices, know-how and lessons learned to retirement community projects in China. A new chapter in Watermark history was opened.


Watermark formally entered China in October 2014, with the establishment of a business entity in Hong Kong, Watermark Senior Living China Limited. In August 2015, Watermark China launched a fully owned office in Shanghai and recruited a talented, dedicated corporate team. Just one year later, Watermark formed a Joint Venture operating company with a top five insurance company, Taiping Insurance, to manage Taiping’s senior living projects across China.


Today, Watermark China is the exclusive operating platform of Watermark in the Greater China region (including Mainland China, Taiwan, Hong Kong and Macau). Watermark China is committed to being a leading developer, owner and operator in Greater China.


The Watermark brand, expertise and experience are being applied to senior living projects in China through consulting services, management contracts and local partnerships. The Watermark China team is providing technical support to three projects under construction now in China. Watermark’s partners and projects are as follows:

1. Shanghai Industrial Investment Company Dongtan SIIC is a large state-owned company of Shanghai municipal government. The 800-unit CCRC project is located in Dongtan, Chongming Island of Shanghai. The community is planned to open in 2017/2018.
上实东滩: 上实集团是一家大型上海国企。800房间单元的持续照护养老社区项目位于上海崇明岛东滩。社区计划在2017/2018年之间开业。

2. Eastern Senior Living of Yincheng Group. Yincheng Group is a leading private developer in Nanjing City, Jiangsu Province. Its first CCRC project of 630 units is located in eastern city of Nanjing. The community is planned to open in 2018.

3. China Taiping Senior Living Management Company. TPSM is a subsidiary of China Taiping Insurance Company. TPSM has established a joint venture management company with Watermark. Taiping’s first show case CCRC project of 2400 units is located in Pudong, Shanghai. The community will be open in 2018/2019.
