In 2024, our Plant Operations team launched an initiative to benchmark utility data using the industry-leading Energy Star Portfolio Manager. This powerful tool allows us to identify best practices, set investment priorities, verify savings, prevent overconsumption, and earn national recognition for energy efficiency.
A Data-Driven Approach to Efficiency
To establish a strong foundation for our energy-saving initiatives, we first gathered comprehensive building data, including gross square footage, occupancy details, and the percentage of buildings heated and cooled. We also compiled details on equipment such as laundry machines and refrigeration units. With this data in hand, we created detailed profiles in the Energy Star Portfolio Manager and began tracking utility consumption.
This benchmarking process has already yielded success: The Watermark at Morrison Ranch has become our first community to achieve Energy Star Certification, setting a high standard for efficiency across our portfolio.
Best Practices Driving Savings

Optimized Lighting Use: Adjusting exterior lighting timers to ensure they operate only when necessary.
